We are planning to rent a car to travel in Oman.
Do we need a 4WD to visit Nizwa? Can we rent a toyota Corolla?
Where can we find a good road map of Omen?
Is it safe to park near the souk in Mutrah? Any posted parking rules and speed limits?
Is it easy to find parking near major attractions?

It's been several years since we last visited Oman, but I don't recall needing a four wheel drive to visit Nizwa. In fact, we were in a coaster bus. We did rent a 4x4 for a wadi dash and as I recall they were pretty expensive.
I personally would have no safety concerns in Oman.

Yaris for $12/da no 4WD needed... usually works out cheaper
a bit safer to hire a driver guide from $35/da but
Oman one of the safer countries over there currently
but lots os rules easy to get dinged while parking driving
very confusing when I did it.

We didn't have a 4WD and we were fine.
You can park by the souk, but there are parking meters, and you need small coins. Good luck getting that small change. We could never get such small amounts of change; a local took pity on us and just gave us enough change to feed the meter. So get coins from your hotel if you want to park there.
The other thing I remember were the traffic circles; a bit confusing but just take it easy.
Apparently you can be ticketed if your car is too dirty too, so be aware.
