Agapi means "love" in Greek, and Costa Rican-Greek owners Cecilia and Tasso lovingly watch over their guests with some of the most attentive service around. Seven furnished apartments overlook the beach and come complete with fully equipped kitchen, hot-water bath, hammock, mosquito nets over the beds, and private balcony. An additional six rooms have two full-size beds each, and all have an ocean view. A common area in the back contains a beachside barbecue.

I do not understand these harshly negative reviews. I notice that they were many years ago.
Agapi is where I stayed for 3 weeks before I moved to the Puerto Viejo area. I enjoyed it very much for what I was paying.
No, they don't have AC and neither does almost everyplace in the Caribbean of Costa Rica. Puerto Viejo is NOT for everyone... but that is what makes it special.
Hotel is right on beach and just south of town. Rooms from about $45 up. Many with full kitchens etc.
