Condo/villa in Riviera Maya with kids

We're VERY late in making plans for Xmas break! We're wondering if there might still be availability for Xmas week in Riviera Maya if we stay in a condo/villa instead of at a hotel.

We will be three adults traveling with two young kids (3 and 6). Looking for a condo or house on the beach. Need at least three bedrooms. Somewhere safe, with a nice pool, nice beach. Resort-like amenities a plus. (Maid service, restaurants, activities, etc.)

Any ideas for us? We'll be traveling from Washington, DC. I'm not sure what the prices are like for a condo there, but I'd say our budget is mid-range -- not super luxurious, not budget.

Tough order Brook but it's not too late, start looking quickly though. Xmas break is of course highest season so you will be paying premium especially if you must be on the beach and 3 BR is a little harder to find. I agree, condo is the way to go especially if you want to stay in or near Playa, way too much to do and see to stay at an AI.

Check out VRBO as well.

Some of the more remote locations like Akumal are great options but for a condo or villa, you might need a car. Not so if you stay right in Playa. I don't know what mid-range means to you but start with the 3 I've suggested and come back with specifics if you find properties you're interested in.

I've spent many years and dozens of trips to the Playa area, you will love it!!!

Small, charming beachfront hotel on beautiful Xpu Ha Beach in the heart of Mexico's Riviera Maya, just 15 minutes from Playa del Carmen.

We stayed in 3 bedroom condos at Xaman Ha on 2 occasions. It's a very short walk to 5th Av (main drag in PDC), maybe 2-3 blocks. It's not as new as some of the condos at the other end of town, but they are quite nice. There's a pool, it's on the beach, most condos have washer/dryer and the location is so convenient for everything (grocery stores, restaurants, etc). The last time we rented through VRBO.

I forgot to say, Xaman Ha is a condo complex in Playacar, right outside of Playa Del Carmen.

Hi, We are traveling from DC around that time as well! I just booked a 2 bedroom condo from vrbo.com for the week.
