Five Families, One House, East Coast (SC and north) and a Beach
Well, I'm already thinking ahead to the summer of 2007. We have five families, with 9 kids, 10 adults who are interested in renting a home near the beach for a week in either July or August, 2007. We would be willing to spend about $3000 for the week - any suggestions/recommendations?

I vote for the Outer Banks of NC, specifically Corolla or Duck for relative peace & quiet but still some cool things to do and see.
Alternatively, if you and or the kids want a lot of action/options, you could consider the Myrtle Beach area. There are some outstanding houses on Ocean Drive in North Myrtle Beach, inbetween the Ocean Drive section of NMB and Cherry Grove. This stretch is all houses for approximately a mile--an extreme rarity on this coast.
Similarly, there is a nearly two mile stretch just north of the heart of Myrtle Beach on Ocean Blvd that is all houses; unbelievable but true, from about 30th Avenue North to about 50th (so look for houses with an address from about 3100 to 5000 Ocean Blvd North).
Not sure about the price ranges. Lots of folks recommend searching for rentals on www.vrbo.com; maybe that's a place to start.

Try Ocean Isle in NC--Cooke Realty is a very good company.
Sunset Beach just south of OIB is also nice. Lots of good seafood in the famous Calabash nearby.
Further south would be Garden City, south of Myrtle Beach.
You aren't starting too soon.

The only area that I am familiar with is the Outer Banks of N.C. You may have a problem finding a house big enough to fit 19 people for $3000 per week. I'm assuming that you'd need a minimum of 8 bedrooms. If you could spend more than $600 per family, there would be a wide selection of homes to chose from in Duck or Corolla.

While I agree that the Outer Banks meets the requirements, you're not really in the ballpark pricewise for a house close to the beach during high season. $4-6K a week is more realistic and that's before adding another $1,200 to $1,800 in taxes, insurance (which you definitely want), fees.

Is that 3,000 per family or for all of you? I can't think of anywhere in the east coast in summer where you'll find a house that large that cheap. I think your price range is unrealistic for July or August.
If you go the very last week of August you MIGHT be able to find a house in the OBX close to that price though, that last week prices on some homes drop dramatically.

$5000 is a much more reasonable budget.
Do you have to be on the ocean? One or two rows off the beach discount at least 20% and because of the beach accesses, and house height, most have excellent views of the ocean.

Radio, I'm guessing those prices you saw were "starting at" or off-season prices.
I'd try the OBX (they have the largest inventory of huge houses), try Pridential, Kittydunes or just google "outer banks vacation rentals".
VRBO only has a fraction of what's available, and keep in mind that there is a lodging tax, cleaning fees, etc., etc. added to the published rental rates.

Here is a very beachy beach house right off the beach (I mean really, rocking chairs on the porch and the whole bit) on Pawleys for $2600.
